Choosing Paint Color For Staging
If your worry is the cost of vacant home staging, let me guide you to an intelligent decision. You may not only miss the point with misguided concern, but along with it the
potential huge return on a comparatively small investment.
Your realtor may worry also, either not understanding the returns of staging for real estate sale or feeling afraid to suggest you take this step. You need to understand the cost is nothing compared to the value benefits
and return potentials.
Owners, and I dare say their real estate agents can be deterred by the cost of vacant home staging. What this comes down to is the lack of understanding the essential benefits of staging a home for sale.
There are surprisingly some realtors who have not wrapped their minds around the concept and benefits of vacant home staging. Some still even advise clients to clear out all furniture! Some fail to warn of listing and showing before completion of all renovations Renovations and staging, often giving other faulty advice as well.
In the mean time vacant houses sit on the market and are often then removed to sit unecessarily in ghostly silence. Getting a buyer becomes even more difficult, with the price continually depreciating.
SAVVY REALTORS Are Aware
The Cutting Edge of Vacant Home Staging
Real estate agents are, to varying degrees aware. Some are ‘all over’ the concept of the necessity of especially staging a vacant home. It is with complete confidence they advise the homeowner of the
benefits of staging . They assuredly understand that the upfront cost will be multiplied many times over by the return and faster sale.
Real Estate Agents in the know recognize the crucial buying time is the first two weeks on the market. Before listing and showing, all marketing must be in place. All renovations and staging are completed BEFORE showing!
These are the July 1/07 Comments of realtor David Slavin on his (surprising) revelation of staging for real estate sale:
"A Staged House Made Me Wake Up!""
"I showed a vacant house this morning… expecting to walk into an empty house ..to (our).. surprise, this was a staged house. WOW! What a difference! My buyers loved the house……. signed an offer in the house at the kitchen table.
I need to find stagers ….. to work with on my listings, vacant or occupied. I would like to pay for and provide staging as an added bonus to help get listings. I think this can be a fantastic win/win for everybody involved!........"
RETICENT SELLERS Are Their Own Demise
Some Realtors are reticent and afraid to be out of favor by suggesting the extra expense to their client. They are uncomfortable with being responsible for the ‘risk’ of it not working. They affirm the fear of the additional cost to their clients.
Some agents (mistakenly) want what they see as the quickest way to a sale, which in their minds is a cheap one. The lower the price the faster the sale. These types would not admit this. According to this ‘old thinking’ they fail the homeowner by not getting the best price with the quickest sale. What this agent doesn’t know or isn’t telling you is what your top selling potential is. Does this sound like the type of agent you want?
